A unique location in the north Denver neighborhood of Sunnyside has resulted in the innovative pocket community of Solis 43. A modern interpretation of a classic courtyard community, the 5 residences of Solis are orchestrated via a central pedestrian court. The 18,000 square foot parcel was carved into a delicate puzzle of 4 partially attached and 1 detached home, balancing privacy, community and solar orientation. The modern micro community offers unique homes focused on an abundance of space and light, blurring the transition of interior and exterior living. Each space seamlessly transitions to a variety of private courtyards, rear gardens, porches, roof decks and communal landscaping. An innovative alternative to the typical town home and duplex offerings is on display at Solis 43.
Designed for a diversity of urban dwellers, each home offers 3-4 bedrooms, large open living spaces, and an architectural integration through the use of volume, large areas of purposeful fenestration and the vertical integration of space. A careful land plan provides an appropriate addition to the neighborhood, integrating the individual residences as one coherent arrangement, and eliminating the typical side and rear yard waste. Within the existing city alleys which line the east and west edge, a push and pull of the architecture and intermediate courtyard spaces dance in scale and massing, rising to the street edge and shifting lower at the internal southern edge. The community strikes a unique massing closely resembling the single-family 2 story homes, without the noticeable height typical of higher density.
The architecture includes a dynamic mix of modern forms, cantilevers, shed and butterfly roofs while adhering to a simple coherent material palette of brick, stucco and cementitious hardboard siding. Private living spaces sit comfortably behind basket weaved brick courtyard walls while stair towers push into the common areas and provide a physical buffer for the same courtyards of Residences 4 and 5.
Roofs wrap the southern edge of outdoor space and private courtyards of Residence 2 and 3 with Residence 3 offering a rare main level master bedroom and both include a large private rear yard. Residence 1 incorporates a central courtyard and upper level roof garden as well as a main level 4th bedroom/office. Phase One is complete and occupied. Construction has commenced on Phase Two.
